Our proposals

We are proposing 420 new homes as part of a residential-led, mixed-use development on the former East Barnet Gas and Water Company site in New Barnet.

Planning approvals secured in 2014, 2016 and 2017 have established that development on this highly sustainable brownfield site is acceptable, and current permissions for the site include 371 new homes. Some homes facing the main road have already begun to be delivered.

We have revised the proposals and submitted a new application to reflect the new building regulations, including the requirement to have two staircases in any buildings over 18m in height which was introduced after the Grenfell tragedy.

With this new application, we are able to provide a range of benefits in addition to the much-needed new homes.

This includes 35% affordable housing, including family homes, providing hundreds of local people with the opportunity to move into safe, secure and high-quality new homes.

Our proposals will deliver some of the most sustainable new homes in the borough, with energy efficiency and sustainable development at the centre of our proposals.

The response from the Urban Design officer has been considered and further work has been undertaken to enhance both the character of the design and the quality of the elevations. Feature interest has been created by introducing a ‘tree and leaf’ concept, connecting the scheme to the Victoria Recreation Ground and providing the scheme’s design with a strong sense of identity.

Access

The site is minutes from New Barnet train station, and benefits from a network of local bus routes, making it highly accessible.

There are currently no routes through the site from the park to Victoria Road however, which means the site is a physical barrier.

Our proposals include high quality new landscaping and play space for residents, with a link to the park to improve access for the community.

Fairview also owns the footpath under the railway, and is proposing lighting to be installed here in the short-term to improve safety. Long-term, our proposals include replacing the footbridge with a new path at ground level to the tunnel, to improve safety further.
